Self Storage Rental Conditions 01/08/2025
Rental Period
Our rental agreement with you starts when your initial payment has been received and we have confirmed how to access your container.
Containers are available on a first-come, first-served basis and cannot be reserved.
The rental agreement continues until all your contents are removed, the container is clean and you’ve notified us of this. No prior notice will be accepted.
The rental period is for a minimum of 1 calendar month (from the day of the month you start) and continues on a rolling basis in 1 month increments until your contents are removed, as above. No refunds will be given if you leave early.
Use of the container
The storage site and storage containers are used at your own risk.
Indiana accepts no liability for any loss or damage to your container's contents. It is your responsibility to supply your own padlock or locking device for each container. It is up to you to insure the contents if you wish to do so.
Storing wet or damp items may cause damage to other contents stored and to the container itself due to condensation.
You must not store items that are stolen or that are illegal to possess.
You must not store dangerous or noxious items, such as firearms, weapons, ammunition, explosives, chemicals, radioactive materials, toxic substances, asbestos, or any potentially harmful item.
You must not store any living organism, such as plants, birds, fish or animals.
You must not use the container as a dwelling or living space.
Indiana has the final decision on what may be stored.
You must inform Indiana of any damage or defect to your container.
For operational reasons Indiana may require you to move the contents of your container to another container of the same or larger size. In these circumstances we’ll try to give as much notice and assistance as we can.
Access and use of the site
You may access the site at any time, for the purposes of depositing, removing, substituting, or inspecting the contents of your container. Indiana reserves the right to restrict access times without giving prior notice.
You must close the gate after entering and leaving the site even if others are present on site. If you fail to close the gate we may make a charge of £50+VAT to attend and secure the site.
You are responsible for your own safety and the safety of anyone accompanying you.
Children and animals must remain in your vehicle.
You must drive slowly and responsibly. Vehicles must not be left on site unattended without prior arrangement.
If you cause any damage to the containers or the site you may incur charges up to the full value of the damage caused.
Please report any safety concerns or any incidents or accidents on site.
Recorded CCTV is in use throughout the site for the purpose of site safety, security and crime prevention.
Payment
Invoices will be sent by email 7 days in advance of each new month. If you intend on vacating you must do this before the invoice becomes due, otherwise payment is required.
Payment must be received in advance of each new month by BACS transfer or standing order.
It is up to the Customer to update their personal details with us.
Lockout
If you become more than one month in arrears the container will be locked out and a lockout charge of £50+VAT will be made to cover our attendance on site. Access will only be allowed once fees are brought up to date. Rental fees continue to accrue whilst the container is locked out. Anyone found trying to access a locked out container will be reported to the Police.
Termination by Indiana
This agreement may be terminated by Indiana at any time with 1 month prior notice by email.
If 3 months of fees are unpaid the rental agreement will be terminated by Indiana without prior notice and you give up any right to claim possession or ownership of the contents of the container.
Indiana will treat any contents left in the container after termination date as abandoned and may dispose of them, pass ownership or sell them in order to discharge the costs associated with clearing the container and any outstanding fees. Notwithstanding this Indiana reserves the right to claim all reasonable costs of clearing of the container, disposal/sale of contents and recovery of outstanding fees.
These rental conditions and our prices are subject to regular review and may be updated at any time to reflect prevailing circumstances. Any updates will be advised by issuing notice by email and/or post to your office. By continuing in occupation you are accepting those updated rental conditions.
